Wood Floor Sanding & Refinishing
Restore scratched, worn and tired wooden floors with professional sanding and refinishing that removes surface damage, revives the natural grain and creates a smooth, durable finish.
Restoring Worn Timber Floors
Why Professional Wood Floor Refinishing Matters
Worn timber floors can often be renewed rather than replaced. Careful assessment, controlled sanding and a finish selected for the timber and intended use can recover the floor’s character while providing practical protection.
- Assessment of the timber, floor condition and existing finish
- Controlled sanding to remove worn coatings, marks and suitable scratches
- Local repairs and gap treatment where appropriate
- Oil, stain or lacquer specified around the floor and intended use
Floor Conditions We Can Address
When a Wood Floor Needs Refinishing
Sanding and refinishing may be suitable when wear has affected the protective finish or the upper surface of the timber. We assess the floor construction and condition before recommending the level of work required.
Discuss Your Wood Floor →Worn & Dull Finish
Traffic and routine use can leave timber looking flat, dry and uneven once the existing protection has worn away.
Scratches & Surface Marks
Controlled sanding can reduce suitable scratches, scuffs and surface marks held within the upper timber layer.
Uneven Colour & Old Coatings
Patchy finishes, previous stains and worn coatings can often be removed before a more consistent finish is applied.
Gaps & Localised Repairs
Loose areas, suitable gaps and minor local damage can be assessed and addressed as part of the preparation process.
Suitability must be confirmed first. Deep damage, structural movement or floors with insufficient sanding depth may need repair or replacement rather than further sanding.
A Controlled Process from Survey to Finished Floor
Every stage is planned around the timber, floor construction, condition, intended use and required finish.
Floor Assessment
We identify the timber, floor construction, wear, existing coatings, repairs and the finish required.
Repairs & Preparation
Loose areas, suitable gaps, fixings and local damage are addressed before the sanding work begins.
Controlled Sanding
Progressive sanding removes the old finish and refines the timber to create an even prepared surface.
Finish & Handover
The specified oil, stain or lacquer is applied before final checks and practical care guidance.
Wood Floor Finish Options
Choose the Right Finish for Your Wood Floor
The final treatment is selected around the timber, existing colour, level of traffic, preferred sheen and ongoing maintenance. A test area helps confirm the appearance before the complete floor is finished.
Rubio Monocoat Oil
A specialist oil finish that enhances the natural grain of the timber and is available in a choice of more than 40 colours. The selected colour is tested against the existing wood before the complete floor is finished.
Durable Lacquer
A protective surface coating suited to many busy residential and commercial floors. The product and sheen are specified around use, appearance and maintenance expectations.
Colour & Sheen Specification
Clear, natural or compatible tinted treatments can be considered together with matte or satin sheen options. The existing timber always influences the final colour.
Every timber floor responds differently. Species, age, previous coatings, repairs and natural colour variation all contribute to the finished appearance.

Wood Floor Sanding & Refinishing FAQs
Answers to common questions about floor suitability, sanding, dust control, scratches, finishes, drying times and room preparation.
Still have a question? 07564 299605Can every wooden floor be sanded and refinished?
Not every floor is suitable. We assess whether it is solid or engineered timber, the remaining wear layer, previous sanding, board stability, fixings and any structural or moisture-related issues before recommending work.
How much dust does floor sanding create?
Professional sanding equipment is used with dust extraction to control airborne dust and keep the process cleaner. No sanding process is completely dust-free, so adjacent areas and sensitive items still need suitable protection.
Can deep scratches and dark stains be completely removed?
Suitable surface scratches and marks can often be reduced or removed during sanding. Deep damage, pet staining, water marks or contamination that has penetrated further into the timber may remain visible after refinishing.
Which finishes are available for a sanded wood floor?
Depending on the timber and intended use, suitable options may include oils, stains, hardwearing lacquers and different sheen levels. The final system is specified around appearance, traffic, maintenance and compatibility.
How soon can the refinished floor be used?
This depends on the finishing system, number of coats, ventilation, temperature and site conditions. We provide clear guidance for light access, replacing furniture, rugs and returning the floor to normal use.
Does the room need to be cleared before sanding?
Yes, movable furniture and loose items normally need to be removed so the full floor can be accessed. Curtains, sensitive equipment and adjoining spaces may also require protection before work begins.
Every wood floor is different. A site survey confirms the timber, available sanding depth, repair requirements, finish options and realistic outcome.
